Building Condition Assessments
The building condition assessment (BCA) is performed to document the existing condition of the mechanical and electrical systems and to identify and quantify major defects in materials or systems that might significantly affect the value of the property in the future.
First MEP Design will provide a BCA that typically includes the following mechanical and electrical systems:

Fire Protection/Life Safety Systems
A BCA is a smart way to maximize building life and reduce repair and maintenance costs.
The scope of our work includes

a review of available construction documents and reports

visual inspections by professional engineers to observe and document existing conditions

if possible, interviews with property management and maintenance personnel.
Please note that our work does not include any testing of the building systems or calculations to confirm the adequacy of the original design.
